1. What We Do Not Take
- No agent referral fees or commission splits with any Cap. 511 licensee.
- No paid listings, sponsored estates, or promoted developments.
- No mortgage broker rebates from Authorized Institutions or the HKMC.
- No developer marketing budgets, pre-sale kickbacks, or launch retainers.
- No display advertising or ad-network integrations.
2. How We Are Funded
Revenue comes solely from the Premium Annual subscription (HK$48/year) paid by end users. Free-tier searches are subsidised by paying subscribers. There is no other revenue line.
3. Data Sources
- Land Registry public records (Memorial Day Books, IRIS).
- Rating and Valuation Department published rateable values.
- HKMA Supervisory Policy Manual MA-2 (LTV, DSR, stress-test framework).
- HKMC Mortgage Insurance Programme published eligibility bands.
- Inland Revenue Department Stamp Duty schedules (AVD Scale 2, 2025 revisions).
- Buildings Department Occupation Permits and Unauthorised Building Works registers.
- Common Spatial Data Infrastructure (CSDI) coordinate and geospatial layers.
4. Regulatory Status
HK PropertyIntel is not a licensed estate agent (Cap. 511), not an Authorized Institution under the Banking Ordinance (Cap. 155), and not an SFC-licensed corporation. We do not effect transactions, hold client money, or arrange finance.
5. Methodology & Limitations
Valuation bands, LTV caps, DSR outcomes, and AVD estimates are computed from public data using the current HKMA / IRD frameworks. Where address coordinates are partial, we fall back to neighbourhood baseline brackets clearly labelled as ranges. Bank valuations and lender underwriting decisions may differ.
6. Conflicts of Interest
The founding team holds no equity, options, or advisory positions in any Hong Kong developer, agency chain, or lender. Any future material change will be disclosed on this page before taking effect.
