Terms of Service

Last updated: June 2026. These terms govern your use of HK PropertyIntel (the “Service”), operated as an independent buyer-side property intelligence terminal for the Hong Kong SAR market.

1. Nature of the Service

HK PropertyIntel provides analytical outputs derived from public land registry data, HKMA regulatory frameworks, Inland Revenue Department stamp-duty schedules, Buildings Department records, and CSDI spatial datasets. All outputs are informational only. We are not a licensed estate agent under Cap. 511, not a solicitor, not a lender, and not a certified valuer.

2. No Professional Advice

Nothing on the Service constitutes legal, tax, financial, mortgage, or investment advice. Every purchase, mortgage, or transaction decision must be confirmed independently with a licensed solicitor, an Authorized Institution under the Banking Ordinance, and a Hong Kong-registered professional surveyor where applicable.

3. Accuracy & Data Sources

While we source from official registries and regulator publications, data may lag, contain omissions, or be superseded by subsequent transactions. Valuation ranges, LTV outputs, DSR calculations, and AVD estimates are indicative only and do not bind any bank, the HKMC, or the Collector of Stamp Revenue.

4. Acceptable Use

You agree not to scrape, resell, republish, or use the Service to operate a competing valuation, listing, or brokerage product. Automated access outside published APIs is prohibited.

5. Accounts & Subscription

Core address searches and dashboards are free for authenticated users. Premium Annual (HK$48/year) unlocks tracking alerts and AI features. Subscriptions renew annually unless cancelled before the renewal date.

6. Liability

To the maximum extent permitted by Hong Kong law, HK PropertyIntel is not liable for any loss arising from reliance on outputs, including transaction losses, deposit forfeitures (“撻訂”), or valuation shortfalls (“估唔到價”).

7. Governing Law

These terms are governed by the laws of the Hong Kong Special Administrative Region.
